South Portland Maine September 2011 Housing Update

The residential real estate markets in South Portland Maine saw a drop in sales – 21% year over year and 44% month over month for August 2011. At a median price point of 181K, home prices have decreased by 9% year over year. For the greater Portland area as a whole, volume has remained stable and lower prices have encouraged sales through the summer months.

Falmouth ME Housing Report for September 2011

The residential real estate markets in Falmouth Maine saw a 62% increase in sales transactions year over year during the month of August. With a median price point of 440K, home prices have increased by just 1% year over year, although the price has climbed more significantly when compared to July of this year. Through the greater Portland area, volume has remained stable and lower prices have encouraged sales through the summer months.

Falmouth Maine August 2011 Housing Update

The market for homes of Falmouth Maine has seen a slight decrease in inventory on the market year over year. In July 2010, a total of 178 homes were on the market, while July 2011 saw 161 homes for sale. Although inventory has been down, there was a 29% increase in homes sold year over year, with 18 transactions in July 2011. The increase in sales from the previous year may be reflecting the end of last year’s first time home buyer tax credit in June of 2010. Stable markets in southern Maine with lower interest rates make Falmouth a great place to relocate.

August 2011 Housing Update for Single Family Homes in Portland ME

In July 2011 a total of 45 homes were sold in Portland Maine. This number has increased since last year by 96%, with 23 homes selling in Portland in July 2010. By month, the sales volume has increased from 36 homes sold in Portland in June of this year. Average price remains stable at about 224K.

The residential real estate market in Coastal and Southern Maine has remained stable in median price year over year for the 2nd quarter of 2011. Transaction volume decreased from 988 houses and condos sold in the second quarter last year, to 649 homes sold this quarter. Bath Maine 2nd Quarter 2011 Housing Report

In Bath Maine a total of 26 homes were sold in the second quarter of this year compared to the 34 homes that sold in the 2nd quarter of 2010. This represents a 24% decrease in transaction volume. This year™s lower sales volumes show the success of last year™s tax credit program for home buyers, with transaction volumes in 2011 more similar to the 2009 year. The Bath ME real estate market has risen 8% in median price, going from 134K in 2010 to 145K in the second quarter of this year.

Housing Report Freeport, ME 2nd Quarter 2011

During the 2nd quarter of 2011 the residential market for Freeport Maine has decreased in transaction volume by 36%. While 33 homes were sold in the same period last year, just 21 homes sold this quarter. Although fewer homes have sold this quarter, this reflects the success of last year’s tax credit program for home buyers – transaction volumes are more similar to the 2009 year. Freeport Maine home prices have risen by 25%, up to an average of 300K this year, from last year’s 240K median price.
