Portland Maine Housing Update for March 2012

During the month of February 2012, 29 Portland Maine homes and condos sold. This was a 22% decrease in sales volume from last year at this time, although it was a 4% increase from the previous month. With a median price of 215K, the price of Portland homes and condos has increased by 14% month over month. The average number of days on the market for homes and condos that sold in February in Portland was 81 – down 21% from one month earlier.

Feb. 2012 Portland ME Housing Update of Homes

During the month of January 2012, 17 single family homes were sold in Portland Maine. This was a 26% decrease from the previous month and a 15% drop in sales volume compared to last year at this time. The median price point was 215K, identical to last year during the month of January. The average number of days on the market for Portland homes was 123 – up from last month.

Portland Maine Real Estate Wrap-up for 2011

The 2011 year saw 546 sales in the Portland Maine real estate market. This was a decrease in sales volume from both the previous year and the 2009 year. Homes and condos increased in value from an average of 209K during 2010 to 215K average for this year. With just 271 homes listed in January of this year, current inventory is lower than December 2011 levels.
As a geographically small but densely populated area, the city of Portland has all the conveniences of a much larger metropolitan area with a secure, community minded atmosphere. One useful area service, the Portland Metro bus system provides a great way to get around town. This year, Metro bus services are going to get even better with new later rides along the route from Monument Square to the West End.

3rd Quarter Housing Update for Portland ME

The residential real estate market of Portland Maine saw an 18% increase in the number of transactions for the 3rd Quarter of 2011. Compared to the 141 in transactions in the 3rd quarter of 2010, a total of 166 homes were sold during this quarter. This is consistent with the greater Portland area as through southern Maine sales increased an average of about 20%. The median price for Portland ME condos and homes remained at 215K – no change year over year. Through the greater Portland area pricing was stable with a list to sales ratio in the area around 96%, so if priced properly a home or condo in Portland will sell at fair market value.

August 2011 Housing Update for Single Family Homes in Portland ME

In July 2011 a total of 45 homes were sold in Portland Maine. This number has increased since last year by 96%, with 23 homes selling in Portland in July 2010. By month, the sales volume has increased from 36 homes sold in Portland in June of this year. Average price remains stable at about 224K.

The residential real estate market in Coastal and Southern Maine has remained stable in median price year over year for the 2nd quarter of 2011. Transaction volume decreased from 988 houses and condos sold in the second quarter last year, to 649 homes sold this quarter. Lower sales volumes year over year reflect the success of last year™s tax credit program for home buyers “ with transaction volumes similar to the 2009 year.

2nd Quarter 2011 Portland Maine Housing Report
