In October 2011, there was a 24% drop in sales volume compared to the year before. With 13 sales during the month of October, this was also a 19% drop since September 2011. The average price has risen by 15% year over year to 205K. This is also a 16% yearly increase.

Compared to the 141 in transactions in the 3rd quarter of 2010, a total of 166 homes were sold during this quarter. This is consistent with the greater Portland area as through southern Maine sales increased an average of about 20%. The median price for Portland ME condos and homes remained at 215K – no change year over year. Through the greater Portland area pricing was stable with a list to sales ratio in the area around 96%, so if priced properly a home or condo in Portland will sell at fair market value.
