Christmas Cookies10 homes sold during the month of November in Falmouth ME. This was a 17% decrease in sales volume year over year, although it was the same as October 11. The average price for a Falmouth home sold in November was 465K, which was 14% higher than November 2010. The average number of days on the market for homes that sold in Falmouth was 54 – up slightly from last year at this time.

The residential real estate markets in Falmouth Maine saw a 62% increase in sales transactions year over year during the month of August. With a median price point of 440K, home prices have increased by just 1% year over year, although the price has climbed more significantly when compared to July of this year. Through the greater Portland area, volume has remained stable and lower prices have encouraged sales through the summer months.

Falmouth Foreside Waterfront HomesThe market for homes of Falmouth Maine has seen a slight decrease in inventory on the market year over year. In July 2010, a total of 178 homes were on the market, while July 2011 saw 161 homes for sale. Although inventory has been down, there was a 29% increase in homes sold year over year, with 18 transactions in July 2011. The increase in sales from the previous year may be reflecting the end of last year’s first time home buyer tax credit in June of 2010. Stable markets in southern Maine with lower interest rates make Falmouth a great place to relocate.
